Orion Initiatives is currently developing a $2.9 million, 10-townhome student housing project serving the Atlanta University Center (AUC), the nation’s largest HBCU consortium, home to Morehouse College, Spelman College, and Clark Atlanta University. The project is designed as purpose-built student housing, developed by students, for students, with a focus on quality, affordability, and long-term community impact.
The development consists of 10 new-construction townhomes, thoughtfully arranged across the site to align with zoning requirements and neighborhood context. The project is currently in the rezoning process and represents Orion’s flagship student-housing initiative. -

Orion Initiatives provides pro bono consulting, capital-raising support, and ongoing partnership across lease-up, property management, and marketing.
Long-term objective: create an ownership and real estate exposure pipeline for AUC students and organizations.

604 Highland is a residential value-add development executed by Orion Initiatives from acquisition through stabilization. The project was structured as a multi-investor raise, bringing together 18 investors and $165,000 in equity.
Orion Initiatives led the full lifecycle of the project, including deal underwriting, capital formation, and construction management. The property underwent a comprehensive renovation and was successfully stabilized through lease-up.
Following stabilization, the asset was refinanced, allowing for a partial return of investor capital while maintaining long-term ownership. The remaining invested capital is secured in the asset and continues to generate annualized returns through ongoing operations. The property is currently under professional management and producing rental income.
This project reflects Orion Initiatives’ ability to execute across fundraising, development, and asset management—while structuring outcomes that balance liquidity, stability, and long-term value creation.
